Extending Your Cleaning Season | Agent Clean Solutions

As summer shifts into fall, many contractors begin coping with declining temperatures. Since a majority of cleaning now is done with Sodium Hypochlorite, or SH for short, the drop in temperature corresponds to lower molecular activity in the SH, which means cleaning solutions work slower to achieve results.

There are a couple ways of dealing with the lower temperatures.

Hot Water

Since you can increase the activity in SH by increasing temperature, cleaning with hot water is one option to offset the decrease in activity. While hot water does bring the potency of the SH back up, hot water is hard on equipment and hoses, and increases fuel costs to run the burner. Since power washing hose is made using a steel mesh wrapped in rubber, the hoses can get hot enough to burn grass and plants.

Agent Green

Agent Green is a chlorine enhancer with penetrating properties that allows SH to work more efficiently on the molecular level. By working as a very compatible "vehicle" for the SH, Agent Green effectively offsets the decrease in activity caused by the lower temperatures. It is a very popular product in the Midwest and other areas where the cooler weather would cut cleaning season short.

Agent Green is SH stable, and can be mixed with a foaming agent or surfactant to aid in dwell time. We recommend mixing 50/50 of Agent Green and Secret Agent, our high-quality foaming agent, to make a potent roof cleaning mixture.

Two Primary Pressure Washing Methods

There are two ways that a surface can be cleaned by pressure washing. The first method is high-pressure washing, also known as “power washing.” This is commonly used on concrete and other hard surfaces to remove dirt, grease, gum, and oil. Until recent years, this was the primary way to clean any surface, including roofs and siding.

Low-pressure washing, commonly referred to as “soft washing,” is a method that uses low pressure in conjunction with a cleaning solution to gently wash the surface. Various soaps and cleaning solutions are used in lieu of high pressure, making for a less volatile method of cleaning.

Soft washing versus Power Washing

The difference between soft washing and power washing may seem obvious, but some might assume that the difference is negligible since the outcome is the same: the removal of dirt, mold, and mildew. It’s true, the end result appears to be the same, but looks are deceptive.

In the midwest, mold and mildew are the most common growths on vinyl and stucco siding. They are spore-based parasites, spreading through the air and landing on various surfaces. They tend to prefer moisture and shade. When traditional power washing is used on a house, the spores are blasted into the air, settle, and begin to regrow. It isn’t uncommon for houses that have been power washed to have mold and mildew growing again within a matter of days or weeks.

Soft washing uses a mild chlorinated solution, around 1%, to kill the mold and mildew. This, coupled with low pressure water, essentially treats the siding and helps prevent regrowth by eradicating the problem. The solution is mild enough to not harm plants and animals, but strong enough to get rid of mold and mildew on siding.

Power washing also presents a risk to vinyl and stucco, as pounds per square inch (PSI) can be in the 3,000 to 5,000 range, high enough to put holes in your siding. Power washing also requires every square inch of the siding to be cleaned using a narrow stream. It is time consuming and expends a high volume of water. Soft washing uses much lower pressure, less than 1,000 PSI, and can be applied in a cone or fan, covering more area faster. This uses less water and takes far less time than traditional power washing. Add in the substantially reduced risk of damage to siding, soft washing is the clear choice when looking for a professional exterior house cleaning service.

Soft Washing Application

There are a number of ways to apply solution to siding as well, each with advantages and limitations. While everyone tends to have a preferred method, it’s also viable to have equipment for all methods on your trucks to facilitate a variety of options in your toolbox for tackling jobs. 

1) X-Jet Nozzle

The x-jet is a convenient “plug’n’play” application device that attaches to the end of your wand. It uses a low pressure injection valve and hose that actuates when your pressure is below a certain psi, allowing it to draw from a bucket.

A downstreamer is an injection system that starts at the beginning of the hose. Easy to remember ratios, as most downstreamers come in a 10:1 configuration with metering valves sometimes available.

Both application methods are popular in the cleaning industry, and each have advantages and disadvantages. The x-jet gets good coverage quickly and allows for easy switch from washing to rinsing, but requires that you carry a bucket of solution with you. The downstreamer is simpler and more convenient for walking the job, but requires clearing the hose when changing solutions or rinsing.

Plant Protection 

If you work in the cleaning industry, you've probably had to deal with customer plants. While it's not always an issue, if you are exterior soft washing or pressure washing, plants present another possible liability.

One of the most common cleaning solutions for soft washing contains sodium hypochlorite (SH) which is harmful to plants. SH is essentially a higher concentration of bleach. SH is used to kill and remove mold, mildew, and can be harmful to plants if you don't take proper precautions. Here are a few tips for protecting plants on the job site.

Five Steps to Protect Customer Plants

1) Dilution

Dilution is the most basic and effective way of ensuring plants are protected during soft washing. SH hurts plants by pulling nutrients from the dirt and roots, and through corrosive burns on leaves, it's best to saturate the soil and roots so that the plant can't absorb the SH.

Before applying your house wash or roof wash mix, rinse and wet the plants and the surrounding soil. If you're cleaning a roof or a surface that requires a higher concentration of SH, it's a good idea to periodically apply more water to the plants or to have a second person working on dilution. Dilution practices drastically decrease the chance of killing or hamring plants.

2) Covering Plants

Another method that is sometimes useful is covering. Covering involves laying a tarp or other water-repellent fabric over the plant to shield them from the SH. Be careful when using this method, as you are creating a makeshift greenhouse when you cover a plant with a tarp. Prolonged covering can kill plants, essentially cooking them. Covering should only be used in temperate weather and for short periods of time.

3) Rerouting Gutters

If you're cleaning a roof that has gutters and downspouts, one option is to reroute the water to a safer place, especially if the downspout empties into a garden. By rerouting the water to the grass or area, you can eliminate the risk to the plants. To reroute, you can buy specific gutter extensions, or DIY with PVC piping or a tarp. Be sure to lay a hose where the overflow goes to dilute the solution coming off the roof.

4) Neutralize Bleach

SH also damages plants by "burning" leaves, as it has a corrosive nature. To prevent this, use a neutralizer like Agent Halt from Agent Clean Solutions. It neutralizes the corrosive solution and renders it into salt water. The rinse aids help rinse away the solution. It is safe to use on plants, windows, vehicles, and other surfaces to neutralize on contact.

5) Manage Expectations

One of the best things you can do is to manage your customer's expectations. Customers don't like surprises. In your initial appointment and in your What to Expect page, you can let the customer know that occasionally plants can be damaged from washing. This sets up their expectation that there are possible risks, and allows them to make an informed decision moving forward. That way, if some plant damage does occur, it is not a surprise.
